What is the difference between building with a Construction Management Company and building with a Home Builder?
Honestly, there is not much of a difference.  The major difference is that with Construction Management you are the builder and you have total control over the entire scope of the project from start to finish.  Also there is not any builder warranty.  You will hold all the contracts and warranty’s directly from the sub-contractors which is what allows you to save money on the overall project.

What is Construction Management?
As your exclusive Construction Management Company you can use our custom home building knowledge to your advantage and maintain control over the entire home building project.  Think of us as your own personal field superintendent, as well as, your private purchasing agent.  As your field superintendent we will over see all aspects of the construction process making sure that the project runs smoothly and that all work is done to your specifications.  As your purchasing agent we will provide you with both a preliminary building budget and a preliminary building schedule to help guide you through the entire building process.  We will also supply you with all the necessary contracts, and forms needed to build your home, as well as provide you with a minimum of three (3) sub-contractor bids for each aspect of construction, from which you will choose a sub-contractor. 

What if I want to do some of the work myself?
Feel free to do whatever work you can do yourself as it is your home.  The only stipulation is that all electrical and mechanical work must be performed by a licensed and insured person and that all work performed is in compliance with all applicable building codes.

What if I have a friend I’d like to contract to do some of the work form me?
You will be allowed to contract whom ever you like.  Again the only stipulation is that all electrical and mechanical work must be performed by a licensed and insured person and that all work performed is in compliance with all applicable building codes.

How much does it cost?  Is your price a percentage of the overall cost of the home?
Our price is based on the overall scope of the construction of the home, time and costs are factors, however; we charge a flat rate which is determined up front and paid for in stages.  We do not charge a percentage of the cost of the home.

Why not charge based on a percentage?
There are a few reasons we do not charge a percentage of the cost of the home.  Although it is a common practice we feel it is unfair to both the homeowner and the construction management company.   For example, it is unfair to the homeowner when paying a construction management company a percentage above the cost of the home because you do not know if the management company is getting you the best possible prices from the sub-contractors.  What is their motivation to do so?  On the other hand it is unfair to the construction management company when the homeowner either does not disclose the correct amount paid for items, or when the homeowner contracts a friend who does work for them for free.  10% of $0 = $0.  Those are the reasons we choose to charge a flat rate, it is fair and more practical for both parties.
